If half your group is under twelve and the other half wants a quiet king suite with a door that closes, Chat N Chill on Bid-A-Wee Beach is the one to look at first. Eleven is a peculiar number, though, and it's worth a few minutes of thought before you book, because the difference between a good trip and a tense one usually comes down to how those eleven bodies divide up rather than whether they technically fit.
Eleven is never eleven adults
Almost no group of eleven is eleven equals. It's usually two or three families, or a couple of sets of parents plus grandparents plus a scatter of kids, or eight adults and three teenagers who want to stay up watching something loud. The bed count tells you almost nothing about whether that works.
What decides it is the mix of private rooms to shared ones, and the bathroom count. Chat N Chill, a six-bedroom house across from the private sands of Bid-A-Wee Beach, has six and a half bathrooms and every bedroom with its own ensuite. That ratio is the thing to notice. Eleven people sharing four bathrooms on a morning when everyone wants to be on the beach by ten is a genuinely different holiday from eleven people who never queue.
The other half of the equation is where the kids sleep. Chat N Chill puts eight of its twenty in a single queen bunk suite, which sounds chaotic and is in fact the reason it works for families: the children get their own country, and the adults get four king bedrooms on the upper floors, two of them facing the water with access to the front balcony. Send the kids downstairs, keep the top floor, and eleven people stop tripping over each other.
The case for booking bigger than you need
Nearly every home in this portfolio sleeps more than eleven, which sounds like overshooting until you've watched a group of eleven try to eat dinner in a house sized for exactly eleven. Bedrooms are only half of it. You need a table long enough, a kitchen two people can work in at once, and somewhere for the group that wants quiet at nine to go that isn't a bedroom.
Downtime Laguna Tides is the tidiest answer to this for an eleven-person group. Six bedrooms, six and a half baths, and a bunk room with a king over two queens, which means the kids' room is a genuine room rather than an afterthought. The kitchen was built for a crowd: quartz island, gas range, walk-in pantry, seating for everyone. Public beach access sits a minute or two on foot across Front Beach Road, and restaurants and a market are within a five to ten minute walk. There's a six-seat street-legal golf cart and five beach cruisers, so you can park the car on arrival and leave it there. Pool heating runs October through May for a daily fee, requested in advance, and if you're coming in March you want it.
If everyone's driving separately, note the parking: Laguna Tides takes three to four vehicles on the paver driveway. Downtime Laguna Dune and Downtime Panama Shores each hold three. Eleven people arriving in four cars is a real problem in a residential neighbourhood, and it's the detail groups forget until they're in the driveway.
If the dog is coming
Two of the homes take dogs, and that narrows the list fast. Downtime Laguna Dune welcomes well-trained dogs with prior approval, with a per-pet fee and a two-dog maximum. Five bedrooms across a layout that includes a loft with two twin-over-twin bunks, a private pool with a jetted spa, a golf cart included, and two laundry areas, one up and one down, which matters more than it sounds like it should when eleven people come off the beach every afternoon covered in sand.
Downtime Panama Shores is the other. Five bedrooms, four baths, private pool, hot tub, a golf cart for Front Beach Road and Thomas Drive only, and a Tesla charger in the driveway. Its bedroom mix leans practical rather than luxurious: three kings, a room with two full beds, a bunk room, and a queen sleeper sofa in the living area. For eleven people that layout works without anyone sleeping on a sofa, which is the point.
Both are pet-friendly with clear rules, and both run their pool heating as a seasonal add-on. Chat N Chill, Laguna Haven and Laguna Tides don't take pets at all.
When eleven is a celebration, not a holiday
Sometimes eleven people are traveling for a reason: a milestone birthday, a reunion, the year everyone finally coordinated calendars. That trip wants a different house from the one that just needs beds.
Laguna Haven is the one to argue about. It's eight bedrooms on the sand in Laguna Beach, sized for twenty-six, which for eleven means something closer to a private hotel than a rental. The outdoor kitchen has a built-in griddle, a Lynx grill, two Green Eggs, an outdoor sink and bar seating under a cabana with its own half bath, so nobody tracks through the house wet. There's a fire pit, a turf area with cornhole, a pool and hot tub facing the Gulf, and an industrial ice maker in the garage, which is the single most telling detail in the whole house: someone built this place knowing that groups run out of ice by four in the afternoon. Sonos plays through the house and the cabana. A private elevator connects every level, which is what makes it genuinely workable when grandparents are in the group.
Is it too much house for eleven? Possibly. But for a group where four generations are present and two of them can't do three flights of stairs, the elevator and the ground-floor king suite solve a problem that no amount of charm elsewhere will.
What the beach actually looks like from each front door
Proximity to the water is the one thing people get wrong when booking Panama City Beach from a thousand miles away, because "beach access" covers everything from stepping off a deck onto sand to a walk across a busy road.
Laguna Haven sits directly on the beach in Laguna Beach, with a beach cart and chairs in the garage. Chat N Chill faces Bid-A-Wee Beach, a private stretch reserved for nearby homeowners and their guests, which in July is a meaningfully different experience from the public accesses: fewer people, no hunting for a spot. Laguna Tides is a one-to-two minute walk across Front Beach Road. Panama Shores has multiple public accesses nearby and is best reached by the included cart.
Wherever you land, the geography of the place is simple. Front Beach Road runs the length of everything. Pier Park anchors the middle with something like 124 stores, the Grand IMAX cinema and the SkyWheel; there's no shuttle inside it, so wear shoes you can walk in. East of that, Thomas Drive carries you out to St. Andrews State Park, about fifteen minutes from Pier Park, where a ferry runs from the marina across to Shell Island. Inland, Conservation Park off Griffin Boulevard has more than 2,900 acres and twenty-four-plus miles of trail, and Gayle's Trails links it to Frank Brown Park with paved paths. For dinner, McGuire's Irish Pub opened its Panama City Beach location in early 2025; Schooners, Runaway Island and Sharky's are the beachfront names locals actually say; Patches sits at the east end just before the state park and is a hole in the wall in the good sense.
The things to settle before you send the deposit
Rates, minimum stays and availability all move, so start with a message rather than a guess, especially for summer weeks and holiday weekends when the big houses go early. Beyond that, five things are worth pinning down for a group of eleven:
- The exact sleeping plan. Not the headline number. Tell us who's in your eleven and we'll tell you which rooms they land in.
- Cars. Count them honestly. Parking is capped at these homes and street parking in these neighbourhoods isn't the answer.
- Pool heating. It's seasonal, available roughly October through May, priced per day, and it has to be requested ahead so it's warm when you walk in. Pool and spa heat together.
- Pets. Two homes allow dogs with approval and fees. The rest don't, and there's no flexibility on that.
